Canopy is currently developing several major projects. Each project, as a stand-alone financial entity, is financed separately. In some cases projects are financed solely by Canopy and in other cases they are financed through joint ventures, limited partnerships or other financial structures.


The Village of Young Cove

The Village of Young Cove is a $250 million luxury residential and commercial development being built over the next eight years.


Pine Point

Pine point is a $10 million development on 87 acres with a deepwater marina on Weller’s Bay, Lake Ontario.


Kingfisher Cove

Is a $40 million luxury townhome project on the Bay of Quinte being built over the next four years.


Custom homes

Canopy and its subsidiary, Brauer Homes, builds many custom-built homes on its inventory of lots throughout the regions of Quinte West and Prince Edward County.




The Village of Young Cove is a $250 million luxury residential and commercial development being built over the next eight years. It is located in Quinte West at the gateway to Prince Edward County. It is on 550 acres situated along more than a mile of Lake Ontario shoreline and includes more than 200 acres of forest and wetlands preserved in their natural state. Trails for walking and hiking will be designed throughout the project. The Village of Young Cove exemplifies Canopy’s strategy that brings together the protection of the environment and the provision of a platinum-standard, lifestyle for people. When completed, it will be a community of approximately 280 homes and commercial enterprises, consisting of an inn and spa, a winery boutique, a trading post (general store), a banquet centre and professional services (doctors, dentists, wellness centre).


Residential

Canopy proposes to build only 280 homes on this site. And they will be magnificent homes, worthy of this spectacular setting. Collaborating with renowned architects and designers, the project will be comprised of a collection of grand homes along the water on one or two-acre lots and another series of homes set back on the rise of land overlooking Young Cove.


There will be more than 200 acres of preserved wetlands and forest and the plan calls for homes to be integrated along the forest line and across the expanse of meadows. Canopy is building a replica of Fort Kente, the original fort that once stood along Kente Portage Road, the oldest road in Ontario.

Pine Point

Pine Point is a $10 million project on an 87 acre parcel of land on Weller’s Bay, adjacent to the Village of Young Cove. More than 50% of the property will be preserved wetlands and forest with a large segment extending along the shoreline and adjacent to a deep-water channel. The plan is to build a marina with boat slips, some of which will be reserved for residents of the Village of Young Cove.



The proposed concept calls for:


• 21 luxury, single-family homes built on 1.5 acre treed lots

• Marina




Kingfisher Cove is a $40 million project of 126 luxury townhomes being built on the Bay of Quinte.


This prime piece of land sat undeveloped for many years despite its potential. The primary reason it was not developed was because of the lack of city services. The answer; invest in expanding the city services to the project. Jamie Brauer negotiated, engineered, financed and installed two kilometres of services and today the internal roads and services are complete and model homes will open in January 2008 with first occupancy available immediately.



The project will be built in three phases over the next four years.
